The Frasers campus is located to the north of Rugby and Junction 2 of the M6. Located within the West Midlands Greenbelt, the site covers an area of 112 hectares and is bounded to the south by the M6 Motorway. The M69 runs adjacent to the site's western boundary and two B class roads frame the remainder of the site; the B4065 Hinckley Road to the northwest, which connects the M6 junction 2 to Ansty and Wolvey and B4029 to the northeast and southeast. The northern boundary is defined by agricultural fields and a section of the Oxford Canal.
The site will provide a new headquarters for the Fraser group and take the form of a campus which will include the following facilities:
Office headquarters and supplier hub
Concept Retail for research and development
Children’s day care nursery
Hotel
Learning and Development facilities including an auditorium, training rooms and café/foyer
Group Accommodation for residential training programs
Concept leisure for research and development
Gym including fitness studios, swimming pool and sports hall
Logistics warehousing with offices
Mobility hub
Convenience retail
Multi storey car parks
Planning permission
The application was presented to the Planning Committee on 18/12/2024 and was approved subject to a Section 106 agreement. The decision was issued on 7 May 2025 under application number R23/1027. The full documents and plans are available to view using the planning application reference number.
Five logistics buildings with associated offices and parking will be located to the south of the site running from west to east between the campus heart and the M6 motorway
The site will be arranged with a ‘Campus Heart’ at the centre, which will include the office headquarters, concept retail research & development (R & D), leisure R&D, development and learning academy, hotel, mobility hub, convenience retail and food and beverage uses.
On site accommodation: This is to be provided for visitors to the site and is comprised of a 110 bed Hotel for short-stay visitors and group accommodation for graduate/apprenticeship programmes and members of staff visiting for longer periods.
Learning and development academy: Comprises 7 training rooms and a 750-seat auditorium. This would accommodate the Group’s apprenticeship and graduate scheme of which in 2030 it is anticipated there will be approximately 200 apprentices and 100 graduates.
Concept Leisure Research and Development: The facilities include the gym, swimming pool, fitness studios, sports hall and 3G pitches. It incorporates equipment trials, new gym concepts, team training, emerging sport testing, guest athletes and brand events.
Landscaping: 53 per cent (60 Hectares) of the site will be undeveloped. The landscaping strategy includes 9 landscape character areas, and the existing landscape character is proposed to be reinforced through soft landscape proposals. Woodland edges, parkland trees, woodland streamlines, mature hedgerows and roadside trees, will reinforce the character by creating a sequence of linked wooded spaces.
